Access to Professionals. We have working relationships with tradesmen, maintenance workers, vendors, suppliers and contractors whom we are confident provide quality work.

Collecting and Depositing Monthly Rent Payments. We have effective systems in place to collect rent and maintain on-time payments.

Housing Regulations and Property Law. We keep up to date on the multitude of local, state and federal laws and regulations, as well as fair housing regulations (such as the ADA). Ensuring that these laws are abided by can help owners/investors avoid lawsuits.

Inspections. We conduct regular inspections to find and repair problems before they become major expenses. Our property managers perform inspections before a tenant moves in, during their lease, and after they move out to maintain property value.

Marketing and Advertising. Our experience in advertising and marketing rental properties helps maintain maximum occupancy and reduce the expense of carrying vacancies.

Remote Locations. Our central location in northern California makes it possible for us to manage and maintain the property and effectively handle tenant issues throughout northern California.

Rental Rates. We study the competition and local economy to make sure our rental rates are competitive, which is key to securing (and keeping) tenants.

Tenants. We take care of conducting background and security checks, credit reports, employment verification, and previous landlord references. We also handle tenant disputes, conflict resolution and emergency maintenance.

Value. The cost is nominal when compared to the services and expertise provided.
